This is a Select Client program and requires specific criteria to be met before any payment can be accepted or participation Granted. Such criteria shall include and not be limited to a Pre Quailification Letter from a Quailfied Lender and or a letter validating Proof of Funds.
When All Parties are in Agreement to Services and Terms, Clients will Transfer a $1,600 Non Refundable Fee to ASSIGNABLE for Representation. ALL Documents Reflecting said Terms and Conditions will be provided and Executed by both parites within 36 hours .
Real Estate & Fiduciary Representation is Contractual and is executed through two specific forms. A *Buyers Broker Agreement and a *Single Agency Representation Agreement. A Fee of $1,600 must be collected prior to execution of these Agreements. Contracts and Agreements must be executed within 36hrs of deposit.
Once Representation is in place, Its time to go Shopping! Our suggestion is to Research and shop online via Realtor.com. It is by far the most updated and accurate source for Home Searches. But please feel free to use whatever Search platform works best for you.

We also recommend hitting many Open Houses, disclosing that You are Represented by ASSIGNABLE and that you have an "Assignable Single Agency Buyer Broker Agreement" in place. Once Agents are informed of such, you are protected. Agents should not have any issue with these terms and conditions.
For this Flatform of Service to be the most effective, it is Highly Recommended that you ALWAYS connect directly with the Listing Agents on properties of interest. You Must Notice them of Having an ASSIGNABLE Buyer Broker Agreement in place and then continue setting the preview appointments to meet.
Unlike other Buyer Agents who may choose to Control ALL matters, We give you Options. Either you can choose to connect with Listing Agents directly or We will be more than happy to Assist in setting up appointments as requested. All that we ask is that you send us a link to the Property, the Address and or L.A. information and a phone number if possible.
Once a Property/ Home is selected, and you are comfortable with possibly using that Agent to Represent both parties in the transaction, Our Broker will connect with the Listing Agent or Broker if need be, and present the proposal of Assigning our Agreements to them under the same or like conditions which should secure that your commissions are used for Closing Costs and Pre Paids assistance . Should that Agent or Broker decline such a proposal, We are more than happy to execute contracts of Offer and Represent you accordingly earning the .5% at 2.5% - .75% at 3% and crediting all of the remainder of Offered Commissions to your downpayment.
As Your Fiduciary, Purchased and binding with the Non refundable $1600 fee paid for Services and Contracts reflecting such, We are bound by Law to solely protect Your Best Interest in ALL matters. It is at this point that you Direct Us as to how you want to proceed.
If you love the home, like and trust the Agent, and want to make an offer, WE will all connect, discuss options and available terms, and how to as best proceed accordingly.
Should you want to Modify, Change Representation or Cancel any or all of the Agreements in place with ASSIGNABLE. You may do so at ANYTIME without any additional Fees or Charges expected. Please allow 36hr. for processing.
The Average Home Sales Price in Florida for 2025 was $450,000. The Example below will Simplify "How it Works" at either 5% or 6% commissions, which was also the Average for the State in 2025.

*Clients can Cancel at Anytime, for any Reason,without any Penalty or Charges due. Clients will NOT recoup any of the Non Refundable Monies given to ASSIGNABLE for Services Provided.
